Well I will be putting in a house teleporter and proceed to kill everyone doing spawns and looting their hard earned items

No. You can't place in that area at all. These houses are being placed by a GM, and they can place anywhere. If one of these houses go IDOC, it'll never be replaced.

I'd use a house teleporter and build the top floor as a basement to my house, and the lower floors with flowstones and stalagmites to create a virtual dungeon entrance.

My plan was to either sell it or give it to someone in the RP community, to someone whose character would have used it for the purpose it was intended.

My sale price would've been a bargain too, judging by some of the prices I've read about here.
