My bod collection is almost 40k bods. Currently they are stored in a castle and keep in secure chests. If I were to switch to vendors, about how many vendors would I need? How big of a house would I need?

A vendor holds 125 items.
A BOD book can hold 500 BODs, but....
BOD books count as 1 item for the book itself + the first 4 BODs, then +1 item for every 5 BODs (or fraction thereof). A book with 495-499 BODs would count, therefore, as 100 items for the vendor count.
Using 2 books, provided the numbers of BODs in each of the books end in 4 or 9, a vendor can hold 623 BODs.
Using 3 Books, the vendor can only hold 622, etc.
The formula would be
625 - the number of books to hold the BODs (as long as nothing else is on the vendor),
assuming that there is more than one BOD book (the 500 BOD limit per book), and that the bods per book is optimized to end in 4 or 9 for all books.
The Base Number of vendors per house, for your two houses, are as follows:

Now, if you have 20% additional storage space, from 9th Anniversary, that would mean that your vendor limit would be 20% higher as well, as the number of vendors is directly based on the storage capacity of the house.
If you have both the 9th anniversary storage AND another 20% storage from the game code from UOGamecodes (yes, they stack - I have them both on my main account), that would mean a 40% increase in vendors.
a 20% increased Keep can hold either 62 or 63 vendors (not sure how the amount would round)
a 40% increased Keep can hold 72 or 73 vendors.
a 20% increased Castle can hold either 93 or 94 vendors.
a 40% increased Castle can hold either 109 or 110 vendors.
Assuming 620 BODs per book, and maximum number of vendors, that works out to
Regular keep: 32240 BODs
120% keep: 38440 or 39060 BODs
140% keep: 44640 or 45280 BODs
Regular Castle: 48,360 BODs
120% Castle: 57,660 or 58,280 BODs
140% Castle: 67,580 or 68,200 BODs
So, at roughly 40,000 BODs, you could put all of them on vendors in your castle - or maybe even your keep, if the owner account has had two storage upgrades.
Of course, doing so will probably put more vendors in your house than the total shard's active population at any given time (except maybe events). If it was me, I'd divide the BODs by type, then divide the vendors accordingly on the roofs of the keep and tower, to keep them out of the way of normal house use (with the most commonly-accessed BODs on the roof of the center structure)
