Kotl City Regal Chests

What's the deal with the Regal Chests in Kotl city? Everytime I go there either there are no chests or someone is already there "mining" the things. What triggers the chest spawn, if anything?

They are always there. There is one in each little ruined room spot. You have to have high detect hidden to notice and reveal them, then you can pick and loot.

They re-spawn every 5 mins I believe also.

Gold (usually 800-1100ish), a variety of gems, and a chance for a power core, a card of Semidar, a Kotl armor/weapon item, and/or a new book from one of two new book sets.

One odd thing I've also found is I have very little success at uptrapping them at GM Remove Trap.. I have better luck casting telekinesis just like any treasure chest or trapped dungeon chest

Yeah I don't use remove trap myself. Supposedly your success is better with gloves off with it, but it seems like a lot of skill points and hassle putting gloves on and off when telekinesis works just fine.
