enhancing cap

I was enhancing a piece of exceptional Woodland armor w/ heartwood. Imbued total thus far was 440. Fire Resist was at 18% since I imbued it to max. I couldn't see what the weight of the random property would be on the Imbuing calculator. I wasn't sure if I needed to leave enough space -- wasn't sure what would happen if I went past the cap since this is my first time messing w/ enhancing normal wood vs simply imbuing heartwood crafted Woodland armor, but I was planning on using Forged metal for this last step.
Guess what happened? -- the piece went poof. So what did I miscalculate on? Was it the 3% Fire Resist that would have been added to the 18%, or was it generally going past 500 property weight? Will some other properties not be automatically and randomly adjusted down to make 500 cap, or does the item just blow up past 500 weight? Should I be setting aside a minimum amount of property weight for the heartwood random property?
I'm wondering also if a metal armor mix wouldn't really be better to use since there are more runics available w/ Blacksmithing and the +60 ancient hammer to buffer skill checks.

You needn't to leave space for random property or for resists.
When you enhance without forged tool you can lose the item. Depending on mods on the items chances to lose it may be up to 100%.
You can't lose an item if you use forged tool.

I used a Forged Metal charge and lost the piece while Enhancing. That's what I'm trying to figure out before I proceed further.

I re-tested this and failed again, losing the item. Exceptional Woodland legs, PoF'd to 255, and Imbued 4 times w/ LMC 8%, Stam Incr +8, Mana Incr +8, and Fire Resist 17. I left a 5th slot open for the random Heartwood property. I figured the same plan as last time --- that I'd Enhance w/ Heartwood to max out Fire Resist at 20 along w/ the small amount of other resists, and chance whatever random property I'd get from Heartwood, but hopefully either Damage Incr +10 or Hit Incr +5, else I would repeat the process.
I made sure I had my GM Carp skills, +Carp talisman (jic) and Forged Tool in top pack. I checked the number of uses on the Forged Metal to make sure that it wasn't somehow NOT being activated, and Activated it. I received the Forged Metal gump, hit OK, and checked that the number of uses on the Forged Metal went down -- it did. I clicked Enhance and the piece went poof. I'm obviously doing something wrong, but what?

I probably don't even need to reserve a 5th property slot, do I? I was looking at a similar item that someone else made and it looks like I should be able to totally discount the weight of the random heartwood property, no?

Read system messages.

Double click forged tool and click OK. What message have you got?
Double click a scarp, select heartwood (if it's not already selected), click 'enhance'. What message have you got? Should contains '100% succeed'
Click a piece you want to enhance.

You can't fail.

1. Double click the Forged Metal of Artifacts, then click OK.
Message: A magical aura surrounds you and you feel your next item enhancing attempt will most certainly be successful.

2. Double click a fletching tool, select material and click 'enhance'.
Message: Target an item to enhance with the properties of your selected material (Success Rate: 100%).

3. Click an item you want to enhance.
Message: Success!

All you need is to have enough skill to select material you want to use.

I figured out what the problem was. I had kept the crafting gump open. It needs to be closed and re-opened for it to register the Forged Metal activation.
