Assuming you don't have an item with any of the pre-existing properties you want, the raw ingredient cost alone on that weapon is conservatively 400k. This is not accounting for the high chance of failures, and resulting ingredient loss, getting those 4th and 5th properties. I've listed the minimum ingredient requirements below (again, this doesn't account for failures, which would cost additional gems/residue/essence/frags). If you could procure any of these in advance it would reduce the cost; otherwise message me (ICQ: 10550918), and we can work something out.
