Aside from being hassled by a vendor owner that doesnt read my board or claim inventory. Though he got it.

I cant customize. States no deeded stuff like a cauldron, elven furniture... I DONT HAVE THAT...

So there must be something. IS there a list of all things that will stop you from customizing your house.

PLEASE HELP.

Stone tables, banners, vendors, forges, anvils, parrots?

Use circle of transparency, you might have something you forgot to take into account.

i don't think parrots keep you from customizing, but some of the new deedable ter mur styles do

I had the same pulling my hair out moment too when I tried to custimize with the fountain still inplace.
