Might get more replys at the Trade west forum, but I have seen Tram Keeps go as low as 15 mil twice, people that think they going to get 30-40-50 mil today are in for a shock when they fine they cannot sell it for what they asking and then they be force to drop the price or lose it if the account they have it on is closing down.

There a girl on Sonoma that is leaving UO, closing her accounts due to cost, she has 4 keeps, three are in fel and most likely will go very cheap, or she give them away to guild members, her tram keep she is asking like 50 mil and I had to laugh at the price as I have never seen that much gold in game and I refuse to buy gold from those gold sellers, I got 15 mil on me as I was trying to buy one keep that went for that, but another lady beat me to the deal with her ofter of 15 mil first, since we are same guild I let her have it without a fight or counter offer.

Well I wish the other lady the best of luck in real life and also in game with the selling of the tram keep. About 2 months ago I sold a Keep on Ice Isle for 35mill.
If this gives you any idea.
Where is the Keep located, anything good near it.
As this sometimes effects the price.
Let me know.
Not to jack the thread.
But I soon will be having a Keep near the Trinny swamp area, Tram side for sale.
I will be asking 25-30mill for it because of its locale.

Also the potential for upgrade will affect sale price. Possibly if you have a keep in a castle spot but for maybe another house then the buyer will be willing to shell out a bit more on speculation. I placed an 18x18 at a fall on ice island fel baja long ago, even knowing it would get me killed to try and loot (it did, but I got a few nice things). Eventually upgraded to keep as I knew it would (had to wait on a small and crackhead bob placed a house to help me out with blocking). Then eventually could upgrade to a castle once the small house that someone placed after I put the keep down decayed. Bob helped me with that too, I suck at placing.

Upgrading is a big deal! Can really affect prices. Quite a few 18x18s could be keeps, and some keeps could upgrade to castles.

Keeps on Drachenfels go for about 3-4mil. Had one southwest of Vesper, partially in the guardzone, only one "direct" neighbour (who was far enough away to never see him), and ended up giving it away to someone who really wanted the plot and couldn't afford it (and others just simply didn't want it, since "who cares about keeps"...). *sighs*

*nods* Drachs is quiet and there isn't much demand. A few months ago I found an empty keep spot in Tram, quite an improvement on my Malas monstrosity. I couldn't believe my luck but I guess there are a few spaces around.
