[Price Check] Price check on Snow and Grass tiles

I find contradicting and varying prices for Snow and Grass tiles. And they seem to quite vary consistently.

What value should one consider when dealing with these tiles for customizing Homes ?

150k or so on grass

they go from 50k when theres tons of them for sale, to 400k when someones buying up all of them decoing a castle.

Thanks, is that moreless same pricing for grass and snow or is there a difference in between these 2 different types of tiles ?

That is, is there higher demand for grass or for snow and if so, in what balance ?
