looking for a house appraisal, fel house by yews graveyard

had this plot of land for close to 7 years im sure, if not more, so i have no idea what its worth.

its in fel, next to the yew graveyard, the closest one to the town border, on the southside of the graveyard, 2 storys 9x12.

id like to sell it but have no idea what the land is worth it sits on.....

Unless it is a Keep or a Castle or someone wants that spot really bad 5 mill or less if it is max stores. If not going down even faster.
