flutter, when I spoke of 50 vendors i was refering to the potential rent and what could be grossed in a week, month and year in terms of paying off the cost of the house, or after its been paid off simply making a profit.

in terms of vendors i can turn 100-500m in a week using anywhere from 2-6 vendors, or more of course.

but if you go back and read my posts youll notice that 1. 12.5m was refering to claiming vendor rent. 2. that i said turning 100-500m in a week, i didnt necessarily say i was making that much.

On average I make about 45%-300% on everything I sell, so my weekly profit does generally fall in that range, but can also fall beneath it or exceed it.

That price is a RIP.

The location in malas dont make it a prime location. The vendors do. (and over priced wares from people who make 50-500mil a week reselling or selling thier scripted resources, collection rewards, etc. dont help)

If you think Luna on Atlantic isnt a prime location purely based on the fact that its Luna, then you dont know anything about the shard. And should prob keep your mouth shut...Just a thought.

I would like everyone to think before making any more posts in this thread. The OP is selling something, he has gotten few offers. If you think those offers are too high for you then step away and move on. There is no real reason to post your two cents about it. This is turning into a UO version of clash of classes. There is no real need to post anymore in this thread if you are not bidding.

In fact a large Luna house could be considered a "rare". There are some large houses in Luna Atlantic that are private houses with no vendors. Vendor income is not important to some people - the prestige and convenience of Luna living is, just as is ownership of a rare collection.

Also, the more large houses that fall and get replaced by multiple smalls the rarer and more attractive the remaining larges become, IMHO.

Lol Yes Sir, It IS. funny you should mention that, if you dont mind, could you explain to me exactly how ur house would be considered a Rare??, this would fall in the same category as Runic's that are posted here often and removed because they are in fact NOT a Rare.

Houses are NOT Rare, Server Births, Event Items etc are Rare, Runics and Houses ARE NOT

Actually if you want to talk about a true rare, that can never be duped, and thats value will remain protected baring some absurd new expansion involving similar housing availability within another major city, yea the house is rare.

How do you define rare? Value, availability in numbers, desirability, obtainability???

This house is on the busiest vendor shard in the game. Located half a screen south of the busiest corner for vending, on the busiest shard in the game.

There are only so many large plots within the walls that go for sale per year on Atlantic, so yea, extremely difficult to obtain.

Whether or not people think $1500 cash, or 1.2 billion is overpriced (bare in mind these were offers submitted, so people are willing to pay), and on a LOW LOW end, this plot is worth 1 billion gold easily. How many items worth 1 billion gold are not considered rare. -----And if youre going to go for the obvious and talk about Barbed Armor selling for hundreds of million, but not being classified a rare to be sold on this forum. BRK armor is craftable and will forever be obtainable and cheaper as time goes and more pieces are created. (not to mention again, can be duped, armor itself, or the billion of br kits that have been duped).

So yea...how is this house considered a rare...oh I dont know let me count the ways....

1. Value = Over 1 Billion Gold (so yea, value might indicate its rarity)
2. Availability = You cant place Luna plots anymore, so the only way to obtain one is to coax someone into selling, which not many people do on populated shards (Atlantic for instance, if you want a Luna plot on Atl, youre gonna pay out the ass, thats just a fact of life.)
3. Quantity = Umm...how many houses are within a handful of screens or less from Luna Moongate??? The answer for the shard im selling on, Atlantic,(9). How many of those 9 are large sized plots, 3 (mine included).
4. Desirability = I dont even need to address this, refute that an item (in this particular case a house), that people are willing to pay 1 billion gold for is not desirable. Try...

You wanna split hairs on what a rare is, we can do that all day, its been done for years on this forum. But regardless of how vexed you or other people may be that someone is actually going to make 1.5 billion in gold selling this house. And to you, it isnt worth half that, does not alter the fact for even a split second, that for the 8 years I have played this game. That YES, house location is directly related to rarity in the real estate market, and increased value, desirability, etc, etc.

This is not a normal house.
I think is rare find a person that want sell his house in Luna.
You could see the difference with the price, a normal house value is max 10M, a luna house more of 500M.
Find a person that want sell a runic is very common...

maybe on some shards that is the case, but not on all.

I make around 14m a week just from 3 of my houses....I wouldnt consider that a waste, as thats 56m or 84$ a month, and pays up to 8 accounts if I so chose.
