[Imbuing] Imbuing leather armor.

Ive been trying to read upon this imbuing proffesion and i think im quite up to date with weapon and jewel Imbuing.

But when it comes to imbuing armor i feel really lost. Lets say i craft a horned leather piece with my tailor. The item will then gain the following as long as i use a normal tool(not a runic that is)

1# Regular leather armor gains: 2 / 4 / 3 / 3 / 3
2# Exeptional armor gains an additional 15 spread over the resists.
3# If the items is crafted with Horned leather it adds: 2 / 3 / 2 / 2 / 2
4# If the crafter jas GM Arms lore the it adds an additional 5 spread over the resists.

What i dont under stand is if these resist count as a property or not? Does it count into the total item weight? Does it depend on where the resists en up?

In a perfect world this could yield the following if both the exeptional and the arms lore resist goes to fire. I know is not likely but im just using it as an example to make it easy.

Would i be able to add 5 properties to this item? Or does those extra resists count as a property?
Lots of questions, i know, Sorry about that. Ive been looking around forums and asking ppl ingame but i get diffrent ansewers all the time and the imbuing tool doesnt really help me in this case.

The base resist, material bonus + arms lore and exceptional bonus do not count towards either weight or imbue slot. These are "free". Edit: Applies to resist only of course, as when you use spined leather the luck added will count towards a slot and weight.Same for other materials that adds mods.

Use a runic, even a spined runic - and that picture changes - as what the runic adds will count towards both imbue slots and weight.
