House Replacement

What should I be aware of in destroying an old house to replace it with a larger one?

What bugs are out there?

I read that half your gear will disappear, you cannot re-place for a certain amount of time, and so on.

Any insights please?

Remove all of your gear from the house or you risk loosing it as it will all fall to the ground free to any vulture that might be passing by.

Do not demolish the house... Instead, stand under the house sign and say "I wish to resize my house". This will effectively demolish the house, but still reserve the plot for you for one hour to give you time to test placement, sizes, etc. and replace it.

Before you start the process, look at your house sign and make sure that it is properly placed so in the worst case, you can replace the exact same house.

Also, you might want to go to test center and see what will fit in that spot to make sure you are making the most of it. I sometimes also go to other shards to see what others were able to place.

Lastly, make sure your account has not received another house in the last 7 days or you can possibly be stuck on a timer there and will not be able to place another for 7 days.

when you resize the house, the old one will be drop and the item inside will going to the ground. The ground will be reserved to you for 1 hour so you have enough time
Just remember to not make too many tries with the house tool or you must wait the cooldown time before being able to use it again.

All good advice.. I just did this (used the resize command) with no problems.

First off the Tazar and Pinco are right.
I wish to resize my house
The way to go is the "I wish to resize my house". The 1 hour is very gerenous for this.

I would like to add to their very good advice though.
First off make sure your moving crate is empty on your old house (this is for the customizable houses that is).
If you have done all the research on what fits and are fairly confident on your choice you can then pack up your home.
Remember to use commodity deeds for ease of weight. You can use 5 packies if you need to, and more if you have need for more holding room.Characters on that same account and other accounts you can load up and have hold things.
If your in a dangerous area with a spawn or as in Fel, feed your packies well and take to a inn in tram or malas (luna is good) tell them stay till your done.
If all goes well in minutes you can be redecoing and have the packies back in your NEW home.

What does the tightness or looseness of his belongings have to do with this? He might LOSE some of his stuff to a passer-by though...

If he has anything raised, like a quest item, will it simply fall (or in resize/remodel mode)?

There is a chance someone could use a bust lantern/statue that cannot be moved and can block house placement.

The gm's are aweful about removing these in time. They were able to do it quickly for someone then the next day they weren't able to and threatened to ban the person so do it at your own risk. I'd personally do it at server up or whatever.
