House demolition problem.

I have a couple of houses near Umbra and I want to demo one and change ownership of the other. I emptied the house and dropped the walls on the one i want to demo then tried to demolish the house, only to find the demo button was grayed out (trade button is fine). I logged into the other house owner and found the same thing. I own some other houses on other facets so i tried a couple and all other houses I have including one more on Malas had an available demolish button. Anyone have any ideas why I cannot demolish my house? The only thing that I can think of is that that there is something up with co-owning a character. I did co-own the owner of the house to be demoed to the house he will soon own.
