Keep also tradeable for: Conjurer's Garb(with luck), Conjurer's Trinket or then finally but not least Crimson Cincture!
I prefer item vs item trade and no money needs to be handled. If u want keep and have any of these 3 items, it's yours!

Iam afraid u have missed the housing boat hazza...by 2-3 years...
Sorry but felluca keeps on europa will struggle for 1-2m unless they are very very nice placed...even trammel keeps stuggle for 5-10m
If u are going into the estate market try for the obvious Luna, Zento maybe Magincia in trammel, maybe huge plots along Umbra road.....Castles will always be desirable of course.
