If I trade my new house that also has the moving crate with many items they remain in the house with the new owner or they vanish?

I dont think you can trade houses with items on moving crate, the option for trade will be gray.
But if for some reason it does, the new owner get all.

Thanks. yesterday i'I wanted to try the same and everything works even with the new owner. The moving crate is still there and full of items. Thanks for your answer. Now I just have to fix the barkeep that is under the floor and I have been calling the GMs for 2 days and no one comes
