[Selling] 13x16 House Near Brit X-Roads Tram

Have a 13x16 house for sale that's located near the Brit x-roads south of the briggand fort in Tram. I know it's not 18x18 but if someone is looking for a nice starter home this would be a good one. quite location with a light spawn of mostly trolls, harpies, etc.

I'm thinking maybe 2mil but I'm open to offers.
