Buying Armor YOUR BEST Medable human tunic with 1HCI or 2DCI

I literally need 1... ONE hit chance. My tunic "needs" absolutely nothing else but 1 hit chance. High energy resist is somewhat needed but maybe not after enhanced. I can also make do with 2 dci, but would also need it to have MR for sure if dci.

That being said I want a killer tunic. Preferential mods after the 1 hit chance are in order of need but not 100% neccesary:

5+ lower Reag cost
3, 9, or 15 Fire Eater
Mana increase
Mana Regen
Hit Point Regen
Strength increase
Intel increase
Casting focus
